In general, the Board will:
- Oversee overall management of association
- Supervise and delegate managing agent (Kass Management)
- Levy fines against unit owners
- Create rules and regulations
- Make decisions regarding repairs and special projects
- Approve final budget to be presented to association
- Make all material decisions with respect to matters of the association
The Board also hires a management company for the Association. The management company does the following:
- Inspection of common areas
- Oversee maintenance of common areas
- Procurement of qualified competitive bids for board approval
- Recommend bids for approval
- Attend four board meetings and annual association meeting
- Oversee common association projects
- Negotiate vendor contracts
- Handle all owner communication
- Communicate with board on all association matters
- Bid out and select competitive association insurance
- Develop proposed association budget
- 24-hour on-call for emergencies
- Maintain operating account
- Invoice and direct debit of monthly assessments
- Collection and deposit of monthly assessments
- Payment of all association invoices
- Maintain association records
- Filing of annual tax return
- Filing of garbage rebate
- Processing of all sales/refinances
