Pets

The Grove at Greenleaf Condominium Association is pet friendly.  The following regulations are in effect:

9. Pets
To ensure the rights of the Unit Owners with respect to pets, the following rules are established:


A. Traditional household pets are permitted. “Pet” means any species of domesticated animal customarily regarded as suited to live within an abode used for human occupancy. This includes dogs, cats, birds and pets kept in small aquariums (not to exceed the total of 100 gallons water-filled) or cages: amphibians, lizards, turtles, fish, gerbils, hamsters, and guinea pigs. This does not include pigs, apes and monkeys, chickens, or other exotic or undomesticated animals.


B. Pets must be cared for in a manner appropriate for their health and welfare. All pets must be registered and inoculated as required by law. Unit owners failing to follow these rules will receive an immediate 50.00 fine.
 

C. Pets are not permitted to run at large and must be supervised and in the presence of their handler(s) at all times. All pets shall be kept restrained and on a leash when in the Common Areas.
 

D. Pet owners shall control their pets in such a manner so as to avoid non consensual physical contact with other residents and their pets.
 

E. All damage caused by a pet is the sole responsibility of the Unit Owner where the pet resides.
 

F. Pets are allowed on the grass lawn (but not thelandscaped areas) in front of the building. However, pets shall urinate or defecate only on the parkway (beyond the sidewalk) in the front of the building. Pet owners shall immediately pick up all feces deposited by their pet. Pet owners are encouraged to carry a water supply for diluting urine on the grass. If necessary, reasonable cleanup costs, plus any fines, will be charged to the Unit Owner where the pet resides.
 

G. Pets shall be free of fleas and ticks as to not cause an infestation of the building.
 

H. Owners of a pet with a history of biting or aggressive behavior must immediately notify the Management Company in writing of the presence of the pet.
 

I. If a pet is being offensive, the offended party should contact pet owner and request correction. If the offense continues, the offended party should contact the Management Company, which will communicate with the pet owner and request correction. If the offense continues, the Board, in its discretion, may, consistent with the Rules, impose a fine or series of fines upon the pet owner (or the Unit Owner if the pet owner is a renter) until the behavior is remedied, or, if necessary, require that the pet be permanently removed from the Property.
 

J. Pets may not exceed 100 pounds. A unit owner is limited to three pets per unit (aquatic life excluded). Cats and dogs are limited to any total combination of three. This section exempts any pets registered prior to adopting these Rules.
 

K. Unit owners must prevent excessive barking from their dogs.
