Annual Meeting Recap

The Grove at Greenleaf Condominium Association held its annual meeting to approve the budget and elect new board members on Dec. 8. We approved the proposed budget with an 8 percent assessment increase to go into effect in January.  Kyle Diemer was elected and appointed to Secretary. Tom Kompare will remain the Treasurer, and Kati Phillips will remain the President.

Meeting Recap -- June 23, 2009

During the June 23 meeting, we agreed to complete these action items.

1. Research possible investments that earn more than our money market account for our surplus operating funds.

2. Request three tax attorney bids for a building reassessment and examples of other buildings assessment reductions.

3. Distribute the key collection letter ASAP with these three times -- 7 to 8 p.m. Tuesday, July 7; 10 to 11 a.m. Saturday, July 11 and noon to 1 a.m. Saturday, July 18.

4. Check on our sewer and routing bill and collect three bids for sewer and pump maintenance.

5. Collect two more gutter heater project bids prior to July 17. We will select a bid by July 24 for the project to be completed in August.

6. Draft a key purchasing policy for the rules and regulations.

7. Circulate budget scenarios and assessment recommendations to the board.

8. Form a landscaping subcommittee.

Grove at Greenleaf Goes Green!

Please begin using the grey recycling dumpster located between our red garbage dumpsters in the alley. Important details below:

SINGLE STREAM RECYCLING Single-stream recycling means you do not sort glass from metal frompaper. Single-stream means you put all recyclables into the same binand the hauling company does the rest.

ONGOING MONITORING We are starting with one recycling bin. Our management company, and our waste hauler (Premier) will report back to us how well our recycling program is doing. Maybe we can replace one of our garbage bins with another recycling bin, or pick up garbage less often?

RECYCLING IS SAVING US MONEY A recycling bin saves the Association money in three ways: 1) Ourwaste hauler charges us about half the price as regular garbage. 2)Chicago's new "dumpster tax" does not apply to recycling containers. 3) The City will not issue the "Condo Refuse Rebate" to associationswho do not recycle.

Budget Committee

The budget committee is scheduled to meet at 1 p.m. Saturday, Feb. 28 to draft a working budget for 2010 to 2014. Location TBD.

The draft budget will take into consideration our capital projects schedule and predict future assessment increases.

Please be aware that Sentry Pest Control, Inc. will be performing extermination of all common areas and, if requested, each resident’s unit on Saturday March 14, 2009 starting at 8:30 a.m.

The Board of Directors and Management strongly urges all residents (owners and/or renters) to have their individual units treated professionally.

NOTE: There have been several reports mice and other unwanted pest being seen in many units! The nominal fee is worth the money!

For basic in-unit service, the Kass Management Services, Inc. association rate is only $8 per unit. This fee is to be paid directly to the Sentry Pest service personnel. Please have exact amount. (Sentry Pest personnel will not provide change.)

If you desire treatment of your particular unit, please make arrangements to be home or plan to leave a key with a neighbor in order to access your unit. You can sign up for treatment on a sign-up sheet posted in your foyer or by emailed Ron below with your information.

Proposed 2009 Budget

The condo board will meet at 7 p.m. Monday, January 26 in the 1362 foyer to adopt the 2009 budget and the building rules and regulations. (If you attend please dress warm because the foyer is cold!)

As you may have noticed, Kass distributed the wrong budget proposal with the meeting notice. Everyone should have received a corrected version by now. It is also available on the blog under the Documents section.
